Using Hard Money

What exactly is "hard money"? It's a real estate loan you get from a non-traditional lender, secured by the property and not by you. Hard money interest rates range from 14% to 20%.

The lender also charges "points" (one point is one percent of the loan amount, usually financed into the deal), which can range from 1 to 5.

Why would someone use hard money? Because these lenders are concerned about the property you're buying, and not about you as a person. Typically, hard money lenders will loan you up to 65% of the after-repaired value of the property.

The benefit of using hard money instead of bank financing is if you buy a deal that is worth 65% or less of the after-repaired value of the property, you can get into the deal for no money down. Hard money lenders are not concerned about your credit rating! They are much easier to work with than banks.

Who is Dave Lindahl?

If you need a refresher on my background, I was a burned-out landscaper 14 years ago. I had:

  • No money (OK, that's not totally true; I did have a whole $800 in the bank);
  • No time (that one is definitely true, because each night after a full day of grunting dirt and railroad ties around in my landscaping business, it was all I could do to pop a cool one and collapse in my chair in front of the TV);
  • No experience. My family didn't know anything about real estate. In fact, I got the "Dave, you're making a big mistake!" speech when I mentioned real estate.

I didn't "luck into" a fortune. I instead made it using tested and proven systems I developed over time. At first they were crude, but I hate making the same mistake twice, so I got better fast.

One of the key areas I focused on throughout my 14 years of doing real estate is attracting private money. I've attracted over $33 million in private money to fund over 700 transactions. I now control 33 properties with over 7,000 units, that are valued at $312 million in eight states across the country.

What's the best part? I don't deal with a single tenant! And my methods allow my students to do the same thing, even if they are just starting out.
